Lideco Bac 32 Urban Area

The Lideco North 32 urban area, officially named the North National Highway 32 New Urban Area, is developed by Tu Liem Urban Development Joint Stock Company (Lideco). The project is located directly on National Highway 32, in the central area of the former Tram Troi town, now Hoai Duc commune, Hanoi.

According to Investment Newspaper, the urban area covers 38.9 hectares, of which 16.2 hectares are residential land, with an estimated population of approximately 4,200 people. This is a purely low-rise housing project — the entire area has no high-rise buildings, only villas, townhouses, and garden houses, resulting in a lower population density compared to other mixed-use urban areas in the region.

According to information provided by the local urban management agency to Hanoi Moi Newspaper in February 2025: the project was approved and allocated land by the People's Committee of Ha Tay province (formerly) in 2007 with a total area of 389,546.9 m2; basic construction was completed in 2012. By early 2025, the land clearance and construction area reached over 99.76%, with 780 out of 784 houses having completed the rough construction or more, of which 400 houses were completed and residents had moved in.

Technical infrastructure, roads, cultural center, sports field, health station and primary school have been completed. The investor has organized a conference to establish a Self-Management Board and coordinate the management and operation of the project.

The Lideco Bac 32 urban area is located right on National Highway 32, in the center of the former Tram Troi town, now part of Hoai Duc commune, Hanoi.

This location is close to the administrative offices, schools, and hospitals of the Hoai Duc area, making it convenient for residents to access public services. National Highway 32 is a radial artery connecting directly to the Cau Giay area and the center of Hanoi.

This area is also within the zone affected by the ring roads currently under investment in western Hanoi, and is near other urban areas along National Highway 32.

38.9 hectares of land (389,546.9 m2) were allocated; 16.2 hectares were designated for residential use; 784 low-rise units were included; the planned population was approximately 4,200 people.

Approved and allocated land by the People's Committee of Ha Tay Province (formerly) according to Decision No. 856/QD-UBND dated May 21, 2007. Status of individual land certificates: Currently being updated.

Basic construction was completed in 2012. According to the Hoai Duc Urban Management Department (February 2025): land clearance and construction reached over 99.76%, 780 out of 784 houses have been built, of which 400 houses are completed and occupied.

Families want low-rise houses with gardens; people work around National Highway 32 and the Hoai Duc area; long-term investors are willing to accept residential areas that are still underdeveloped.
