Thanh Ha Cienco 5 Urban Area

Thanh Ha Urban Area is a very large-scale urban development in Hanoi, located in the former Phu Luong and Kien Hung wards and Cu Khe commune.

Regarding the investor – this is a common misconception. The project's investor is the Construction Corporation No. 5 (Cienco 5); the project enterprise is Cienco 5 Land Development Joint Stock Company (Cienco 5 Land). Muong Thanh Group acquired Cienco 5 Land in 2016, meaning they own the project enterprise, not the legal investor. Many places incorrectly state "Muong Thanh Group as the investor."

In terms of scale, the urban area comprises Thanh Ha A (approximately 195.51 hectares) and Thanh Ha B (approximately 193.22 hectares), totaling approximately 388.72 hectares; after planning adjustments, this increased to approximately 400.58 hectares. The 182-hectare My Hung area in Thanh Oai is a separate project and not part of Thanh Ha.

The first thing buyers should ask about is the status of the ownership certificate. As of July 2025, 6,805 apartments in 23 apartment buildings in the urban area have not yet been issued ownership certificates. If you are interested in an apartment here, you need to clearly identify which building it is in and the status of the ownership certificate for that specific apartment before making a deposit.

The project is located in Phu Luong Ward, in the southern part of Ha Dong district, extending into the former Kien Hung and Cu Khe areas.

The urban area is very large, so the distance to the city center varies considerably depending on the sub-area — you need to identify the specific sub-area of the property you are interested in and then calculate your commute route accordingly.
